Long-term financing works the same way. Modular projects qualify for the same types of mortgages and commercial loans as site-built property, and once the modules are permanently set on site, appraisals and permanent financing typically follow the same standard valuation methods.
The difference is in the construction phase. Because factory fabrication and site preparation happen at the same time, modular projects generally require front-loaded deposit draws to start off-site production, rather than payments tied to on-site milestones.
In exchange for that early capital, builds can run 30% to 50% faster. That can reduce construction loan interest and allow commercial projects to begin generating rental income months earlier than a traditional build.
Most of the work happens in a controlled setting instead of outdoors. Site preparation and foundations move forward while the structures are built in parallel, so neither waits on the other.
Our shipping containers arrive with roughly 80% of the structural framework already in place. They are refurbished, refinished, and fitted out before delivery, then transported to the site, set, and completed.
Because the bulk of construction is protected from the elements, weather and scheduling delays are far less likely to stall a project, and quality checks happen in one consistent environment.
Yes. The key factor is owning the land the property sits on. In real estate, long-term value is tied to land ownership, so securing the land is the first step. What you build on it adds to the overall value.
A modular building permanently set on land you own is real property. It can be financed, build equity, and be sold or leased just like a traditional build.
Creatively, no. Layouts, finishes, and configurations are flexible.
Every project does need to meet zoning, fire code, and other local building requirements. We review your design against those guidelines early, so nothing slows you down later.
Every project moves through five stages.
